Fluvanna Co is just 5 minutes east of Charlottesville yet Fluvanna homes are 32.5% more affordable than Albemarle County real estate. Why?

 

Well, for years Fluvanna real estate was considered to be the hinterlands by the rich and affluent Albemarle County landowners. It was a cheap place to buy land, setup a large farming operation but not have to live there.

 

The only three towns in Fluvanna that offered amenities were Bremo Bluff, Columbia and Palmyra. Palmyra Va real estate offers some fabulous 19th century historic homes and Lake Monticello real estate. Columbia Virginia was wiped out in the flood caused by Hurricane Camille in 1962 but still offers some wonderful homes overlooking the James River.

 

Bremo Bluff is a splendid, sleepy town with two elegant and architecturally significant churches. Bremo Bluff real estate is sought after because of its coziness and small-town-feeling, so if you are social and like to get involved look into Bremo Bluff. One of the finest James River plantations in Virginia is Bremo Plantation and can be found hidden away overlooking the James River.

 

Fluvanna land is very tillable and the land is comfortably rolling. Fluvanna land was mostly used for large plantations and gristmills. Fluvanna County's southern boundary rests on the James River giving growers like Thomas Jefferson owned numerous Fluvanna homes throughout his long life many of which are still inhabited. Fluvanna Co's easy access to Richmond makes it very appealing today as it did in the 18th century.

 

Then, in 2004-2006, at the height of the real estate boom, Fluvanna real estate became rediscovered. As Albemarle real estate was becoming way too pricey, Fluvanna homes quickly became a foavorite place to buy because of the easy proximity to the city of Charlottesville and all the wonderful cultural events, it was just as easy to live 10 minutes to the east, as it was 10 minutes to the west in Albemarle County.

 

Lake Monticello homes had been a wonderful secret before 2000 but it quickly became the hottest Fluvanna gated community. People from New Jersey and New York flocked to lake Monticello and the building was incessant. Why? 

 

Because, Lake Monticello homes are fabulous and totally affordable! It offers everyone something...golf, tennis, fishing, hiking, swimming, water skiing etc.

 

New Fluvanna homes and subdivisions have popped up everywhere especially near Lake Monticello. In fact, we believe it has been overbuilt and there are a glut of new Fluvanna homes on the market. This is also true for Lake Monticello homes too.

 

So if you are looking to spend $200-450,000 on a Fluvanna home then rest assured Fluvanna real estate would appeal to you and your entire family. Again, only 5 minutes from Charlottesville!
