Orange County Developments



River Point - 700 units
The Orange County Planning Commission voted 5 to 2 against River Point. The Board of Supervisors has tabled the proposal until after the Comprehensive Plan review. The application calls for 700 housing units along Route 3 and the Rapidan River. Three hundred and fifty units are being considered age-restricted (55 and older), 150 units assisted living and 200 units single-family detached homes.

Rapidan Crossing - 748 units
The Orange County Planning Commission unanimously recommended denial of the proposed Rapidan Crossing development by Hovnanian Homes. A package treatment system that is yet unapproved by the State and flawed fiscal analysis provided by the applicant where cited as reasons to deny the proposal. The Board of Supervisors has tabled the proposal until after the Comprehensive Plan review. This 279-acre parcel is being discussed for 198 town homes and 550 single-family detached homes. No plans have been submitted for the commercially zoned property.

King Property - 4000 units +
While no plans have been submitted at this time, the owner has begun discussions with the County. Their desire is for 4000 homes with supporting commercial on 2000-acre property on Route 3. At this time, the County does not have the water or wastewater capacity for this project. However, the applicant does seem willing to discuss the possibility of aiding in the construction of an impoundment (water) and a new wastewater treatment plan on the site.

Additional units being considered on Rt 3 - 650 units
During discussions about future sewer capacity on Route 3, an additional 650 units were discussed. At this time, it is unclear where these units would be located.


Town of Orange (and surrounding area)

Round Hill Meadows - 127 units
Developers of Round Hill Meadows have received approval to construct 127 units on the 31-acre tract.

Round Hill - 550 units
The Developer has yet to submit plans for the land behind the Holiday Inn (134 acres). Issues with Orange’s wastewater treatment plant may have slowed this project for now, but a new proposal is expected soon. Current discussions are for up to 550 new homes.

Andrusia - 300 units
Just north of the town, Andrusia is currently zoned for residential development. Zoning allows for approximately one homesite per acre or as much as one unit per 20,000 square feet with water and sewer. The developer is currently seeking water and sewer from the town and has indicated they wish to construct approximately 300 new homes.

Orange Estates - 101 units
Currently under construction, Orange Estates is located off Spicers Mill Rd. in the town. The first phase of this project is for 74 homes. Phase II would consist of 27 homes.

Popular Forest - 100 units
Phase I of Popular Forest is currently under construction and consists of 64 homes. Phase II is currently being considered and consists of an additional 35+ units.

Porterfield Apartments - 45 units
The development is currently under construction. Located off Porterfield Dr., it will consist of 45 apartment units.

     

Town of Gordonsville(and surrounding area)

Annadale - 650 units
Just outside of Gordonsville, the Annadale property is being pursued by Silver Companies (developers of Central Park in Fredericksburg) for an age- restricted gated community along Route 33, just west of the Town of Gordonsville. The revised application is now in and there have been changes to the proffers and overall number of units. This 244-acre tract was originally being discussed for 650 homes (mix of town homes and single-family). With the revised development plan and proffer package, the development would consist of 488 homes and the County would receive some 4.54 million in proffers. Two County Supervisors are holding a public input session on March 6th. The County Planning Commission will review the revised application at a work session on March 16th. The earliest this would go to public hearing would be April 20th.

Coniston – 50 units
This project extends onto County land, but about half of the proposed units are in the town. The developer is currently looking into an application with the County.

Gordonsville Gates - 40 units
Located across from the VFW Post on Route 231, this property is being considered for 40 homes.

Newington Estates - 40 units
Located on East Street, this project is currently being considered for 40 homes.

Cedar Ridge - 80 units
This property is located on Knighting Rd. and behind the assisted living facility. The developer’s plan for the site is 80 homes
