As with any things in life, it seems timing is everything, and for those selling their Albemarle real estate, the timing is not good. Before you set a price for your home though, let’s look at other ways you can spruce up your home, increasing both its value, and its appeal to home buyers, while avoiding other costly avenues that do little to improve either.

Some of the little things pertain to the overall cleanliness of your home. You may think it unimportant, feeling that people will not judge the house on its cleanliness, which really has nothing to do with the house itself, but you’d be wrong. Having dirty kitchens or bathrooms, dirty carpets, bad odours and more can all turn off potential buyers. Remember as well that overly cluttered rooms have the appearance of being smaller than they really are, so try to clean out some of the excess junk. Landscaping and the general outside appearance of your house are also important. This will be the first impression of the house your prospective buyers will have, and it should be a good one.

One area that should not be worried about is carpets (as far as getting new carpets goes, your carpets should be clean though, as cited above), and paint jobs. These are areas that the buyer would be most likely to alter to fit their personal decor plans, so these areas are unlikely to make the home any more attractive or increase its value.

The final thing you want to consider is that while selling your property on your own may save you a few bucks on the surface, it could actually cost you more down the line by not attracting the maximum exposure possible, and not having the bargaining savvy or know how of a good Albemarle real estate agent. In years past when houses were selling shortly after hitting the market, it was certainly viable to go it alone, but we would recommend using an Albemarle realtor in these more difficult market conditions.
