Living on the Spring Creek golf course is great!

Usually a very nice view, no neighbors directly behind you and “SMASH!!!” a Titleist ball is lying on your living room floor and shattered glass in your kitchen!

 There are five main factors to consider when buying on the Spring Creek Golf Course.

 1) Closeness of Spring Creek townhouses to the Spring Creek course - Plain and simple, on some golf courses, houses are built too close to the golf course.

 The closer they are, the more likely they are to get hit.

 2) Bad Golfers (90% of golfers fall into this category) Combine this with reason # 1 and you have the makings of a lot of broken glass and dented siding. Golf is the best sport in the world to be bad at.

 3) Lot Premiums - Like any business, Spring Creek homebuilders want to maximize profits.

Golf course lots are generally considered premium lots and, because of this, usually have a “lot premium” attached to them.

The “lot premium” can be as little as $5,000 or as high as $300,000, maybe higher.

This, of course, depends on many community and builder factors, and goes straight to the builder’s bottom line.

Now depending on the Spring Creek home being offered, and the size of the golf course lots, many more targets, I mean homes, can be squeezed along the fairways of the golf course, sometimes on both sides of the fairway.

The closer the lot is to the tee box and the green, the higher the lot premium tends to be. Houses that run along the fairway will still have lot premiums but they tend to be less.

4) Privacy - With a golf course behind your house there will always be a lot of “traffic.”

When the weather is nice you could have a 100+ people every weekend either walk or drive right past your Spring Creek townhouse.

If the house is set back a good distance from the cart path this may be less of a annoyance but if the cart path is close to your house, it may be bothersome to some people.

There may also be times when golfers are looking for their golf ball in your backyard, maybe even your front yard.

Lets face it.

Amateur golfers do not always hit the ball where they are aiming!

Some are careful where they walk, others are not.

Some golfers will walk along the property line looking into your yard for their ball, while others will just walk through your yard like it is their own.

And let’s not forget, golfers have been known to use four letter words on occasion.

The closer your house to the course the more you, and possibly kids, may hear!

5) Property Restrictions - Property restrictions are common in many golf course communities.

For example, Spring Creek does not allow fences or pools on golf course lots.

Should I decide to put a play-set up, I better be prepared to block its view from the golf course with trees or shrubs.

These restrictions will vary from community to community, so it is very important to find out what they are before deciding on a golf course lot.

If you love seeing the Spring Creek golf course from your deck, patio or windows, but do not like the idea of losing some privacy, having your house hit or any of the other factors related to golf course lots mentioned above, consider golf course VIEW lots.

Spring Creek golf course VIEW lots are technically not “on” the golf course.

They could be on the opposite side of a pond or road but have a view of the golf course.

Because they are not “on” the Spring Creek golf course, the restrictions that exist for golf course lots may not exist for these lots.

As always, checking the Spring Creek community restrictions is recommended before deciding where to buy.

Golf course view lots may carry a premium as well, but would likely be less than golf course lot premiums.

There is a one-time initiation fee of $6,000 Monthly dues are currently $200 for individual members and $250 per family. There are also great discounts for guests or family members.

From Northern Virginia:
