Nelson County Real Estate

Nelson County is located south of Albemarle County and is primarily mountainous in character.
Many of the larger, more spectacular farms tend to be along the county's many rivers ( The James, Tye and Rockfish),
incorporating the rich bottomland associated with them.
Wild and wonderful might summarize a quick drive through of the county but one could easily miss some of the magnificent
properties tucked away on quiet country roads.
Nelson County is ideal for anyone who is desirous of privacy since it is still so undeveloped yet within easy reach of
Charlottesville.
It's County seat, Lovingston is quite charming with many historic buildings and antique shops and is located about 30 minutes
from Charlottesville.
Nelson County Virginia real estate has a wonderful rustic feeling to it; I think similar to what I felt about Vermont's Green
Mountains in 1985 - peaceful serenity.
And is home to the fabulous Monroe Institute.
The area has a very holistic feeling to it and the homes look as though they are at peace with the natural world.
The killer views from the condos high on the Blue Ridge Mountains increase the sense of rural tranquility that comes with
owning a piece of Nelson County real estate.

The higher elevations in the county near Montebello are suitable for orchards, where apples, peaches, and wine grapes are
grown.
The flavor of the wine grapes is considered exceptional.
Nelson County is a very small county.
It's situated 27 miles SW of Charlottesville, the nearest major city.
Residents can food shop in either Charlottesville or Waynesboro and play amongst the numerous vineyards,
orchards and trout streams.
Two wonderful places to visit or utilize are the Wintergreen Resort, which features 2 super golf
courses, tennis, skiing, and a fabulous 4 Star spa..
Between the extraordinary vistas, the wonderful Virginia history, Wintergreen Resort and the overall feel for the
area; we highly praise the value of Nelson County Virginia real estate.
Nelson County Virginia History
Dr. William Cabell of the British Navy, so the records say, was the first pioneer to explore and to establish himself in what
is now Nelson County.
In 1723 he settled on the north banks of the James River near the present site of Warminster. Patrick Henry, Jr., is
buried on the Cabell plantation.
In 1790, Robert Rives built Edgewood in the same vicinity, then ten years later building Oak Ridge, the boyhood home of
William Cabell Rives.
Oak Ridge, shortly after 1900, became the home of Thomas Fortune Ryan, a Nelson County boy who had every excuse for later
using his middle name.
The prime attraction to large and small game is the water which in this area cascades over boulders for several hundred feet
in its plunge into a deep gorge between Devil’s Knob and Crawford Mountain.
The latter mountain is named for Nelson native William H. Crawford, Secretary of War, Secretary of Treasury and presidential
contender.
The caucus of 1816 nominated James Monroe over Crawford 65 to 54.
On the eastern slopes of the Blue Ridge Mountains, Nelson County is located an easy 30 miles from the cities of
Charlottesville, Lynchburg and Staunton.
Bordered on the west by the Blue Ridge Parkway and on the east by the James River, making for a varied topography ranging from
rugged mountainous terrain to gently sloping river banks.

The Blue Ridge Mountains, George Washington National Forest, Crabtree Falls, the James River: you're invited to experience
adventure in this 471-square-mile playground of unspoiled natural beauty.
Take time to explore Nelson County by car, bicycle, and boat or on foot.
Tour a vineyard or an orchard, fish in well-stocked trout streams, rest at a country inn, visit unique shops and attractions,
meet talented artisans- and of course, take in the sublime scenery.
Treat yourself to Wintergreen Resort, where every season creates a new menu of activities and indulgences - from golf and
tennis and skiing, to nature walks and spa repose.
Rich in history, Nelson County is home to such 18th and 19th century treasures as Woodson's Mill and the elegantly restored
Oak Ridge Estate.

Agriculture is a primary industry in Nelson County. Farms cover 24% of Nelson's mountainous terrain with 357 farms engaged in
livestock, fruit, greenhouse/nursery products, fresh vegetables, and other crops.
Total agricultural income is estimated at $6 million per year.
The higher elevations of the Blue Ridge allow apples, peaches and wine grapes to reach exceptional flavor development and
account with other crops for 64% of farm production.
15,500 livestock are also raised within the county, 83% of which are beef.

Nelson County is governed by a 5-member Board of Supervisors with staggered 4-year terms and by five Constitutional Officers,
the Sheriff, the Commonwealth's Attorney, the Treasurer, the Commissioner of Revenue and the Circuit Court Clerk.
Appointed county officials include a County Administrator and department heads to lead the following departments: Economic
Development & Tourism, Inspections, Planning & Zoning, and Recreation.
